What kinds of assets do you invest in?

We provide hard money loans to land investors that operate in any of the 14 states where we do business. We fund no more than 70% of the current land value and require that funds are paid back within 12-months.

We also purchase first position, performing promissory notes secured by vacant land in any of the 14 states where we do business. These notes are purchased at no more than 60% of the collateral value with a plan to collect interest payments for 3-5 years before reselling the asset for a profit.

How can you afford to pay such high returns?

Few banks lend on vacant land. This limited capital pool creates a huge demand for our services. And that demand allows us to cherry-pick deals with quality borrowers at rates that outperform "traditional" real estate assets.

Are there any guarantees with this investment?

No. All investments include risk of loss. Please review the all risks in the Deal Disclosure in the Investor Portal and consult a financial advisor to determine whether this is a suitable investment for you.

Can I withdraw my funds early?

Yes. As outlined in the Deal Disclosure in the Investor Portal, you are permitted to request an early withdrawal in extreme circumstances. Fund managers have 45 days to review the request. If approved, your capital will be disbursed with the next quarterly disbursement cycle. If rejected you will be notified in writing.

What kinds of fees should I expect?

A one-time 1.5% Acquisition Fee. While the fund is responsible for paying a wide range of regulatory, management, compliance, marketing and operational fees, the only fee that you pay is the one-time 1.5% Acquisition Fee upon initial investment. For example, if you invest 120,000, your account is charged an $1,800 Acquisition Fee. The remaining $118,200 is invested and will earn quarterly interest payments on that amount. At the end of the investment term, your principal investment of $118,200 is returned. All other fund expenses are paid from fund earnings. Can I reinvest my interest earnings?

Yes. When your accumulated interest earnings reach the Additional Investment minimum of $10,000, you can reinvest any available cash back into any available fund. You may combine your available cash and additional contributions to meet your Additional Investment minimum requirement. For example, if you have $4,125 of interest earnings in your cash balance and you deposit $6,000 from your bank account into your fund account, your balance will reach $10,125. Since this meets the minimum $10,000 requirement, you can initiate an Additional Contribution of up to the available $10,125 into the fund.
